Book Review: Adriana Dodge’s A Millionaire’s Real Estate Secret
An admitted “knowledge junkie” like many investors out there, I’ve devoured tons of books, tapes, courses, and seminars on real estate, investing, and tips and tricks to take your business to the next level. A large portion of what’s out there is, to put it mildly, quite literally worthless: outdated, misinformed, irrelevant, unrealistic, only “theory”-based information that cracks under the stress of application—or even outright invalid.
“My system is very complete”, says Adriana Dodge. For the most part, I completely agree after reading his book. No fluff, no filler, just a simple single real estate investment strategy spelled out from soup to nuts. If you’re looking for an encyclopedia of real estate knowledge or a bunch of motivational mumbo-jumbo, you won’t find it in A Millionaire’s Real Estate Secret.
What you’ll find is the right mindset, organizational system, steps, forms, paperwork and guidelines to easily “undertake” completing home buying transactions with no cash and no credit—and, if you choose, build a business to make more deals.
Adriana claims she developed her “subjective” investment strategy after purchasing numerous properties at court foreclosure auctions and becoming frustrated with the limitations of needing cash for transactions. To put his system together for himself, he created an aggressive investment blueprint that others could follow.
As an investor, Adriana highlights the importance of mastering a niche before moving on to something else. With so many options and opportunities in the world, not to mention the world of real estate investing, sometimes we can get stuck and overwhelmed with all the paths we can take. For him, the niche was “investment-only”, a technique of acquiring property with little to no cash required that involves taking ownership subject to any existing financing that remains in the seller’s name until the buyer/investor completes their exit strategy (sale/refinance). While this type of investment may not be the business plan for everyone, if you’re opportunistic at heart, it’s definitely a great vehicle to get you where you want to go.
Adriana came to this country from Colombia with a job that sponsored her residency but did little else. It certainly wasn’t a profession. Looking for something to do with his life, he also set a goal of buying a house that would sell for at least $10,000 in a year or two. In late 1996, after coming home and saving money, and praying to God to show him a good investment, he bought his first home in Minneapolis on an acre of land for $63,000. In a little more than a year, beginning in 1998, he made more than $41,000 by selling the house and acreage separately. That’s when he knew he wanted to be an investor. Chances are not huge for anyone reading these, but you’ll recognize Adriana as the risk-taker in all the success stories. I bet you have a similar story to tell, don’t you?
On top of the many hurdles, risks, and frustrations of any typical new investor—such as financing headaches, dealing with contractors, sourcing deals, and finding the right people to work with—Adriana had to contend with fluency in English, learning a new culture, and housing issues. Struggling and struggling with the somewhat uncommercial image of a beautiful Latina woman under five feet tall. These experiences make him uniquely qualified to speak to that opportunist and believer in all of us, and give him a voice that people listen to and respond to—even when others sing the same song or preach the same message. I wondered how disarming his appearance would be to a motivated seller facing possible foreclosure, who sees others in his niche as “jack-of-all-trades” at best and vultures at worst? He managed to step into what he would most likely see as a stumbling block.
As an author and teacher on the subject of real estate investing, Adriana comes across as very original. A certified coach and trainer who has been investing in real estate and training others full-time since 2001, he possesses that rare trait of a truly inspiring individual in that he has earned the position he has today with the sweat and entrepreneurial risk of thousands of uncertain yesterdays. – and willing to share both triumphs and struggles with those who seek help.
To know Adriana Dodge is to know energy and excitement, focus and charisma, all coiled up and ready to explode from her perky 4ft 11in frame. I had the pleasure of having three individual discussions with him where he shared with me and our readers his thoughts on success, real estate, “investing, mentoring, building a business and more.”
Among the words of wisdom shared were these gems:
Always duplicate yourself.
Listen to others but know that the decision is yours to make.
In frustrating times, remember: We stretch, we grow, and then we deserve more.
Whatever you feel, it really comes down to numbers.
Hiring people with a great attitude. You want people who go the extra mile.
Some people in your life are a liability- distance yourself from negativity.
Treat people fairly.
Build relationships, not just transactions.
Don’t fall in love with any property or investment.
Communication is key to business: Always let people know what’s going on.
You cannot afford to burn bridges.
Surround yourself with a great team.
Have fun with the discussion.
It’s easier to find “X” people when you’re “X”… Example: “Honest”
You can keep your integrity and still make money investing.
As I finished writing it, I thought of something powerful to encourage those who now want to read Adriana’s book. As entrepreneurs we all often have someone in our lives who we feel like we want more than we want to empower them to do more, take risks, realize their potential and pursue a better life. themselves. It could be a wife or girlfriend, a mother or sibling, a teacher or preacher. Sometimes encouragement from us is not enough; Sometimes it is not the message but the messenger that is the key to catalyzing great achievement. If you have someone like that in your life, and they have an interest in real estate, give them this book and let Adriana Dodge, the messenger of A Millionaire’s Real Estate Secret, be the inspiration.
